Broadway-Flushing or North Flushing located in New York City is a residential section of Flushing, Queens. The neighborhood comprises approximately 2,300 homes and is bounded by Bayside and 29th Avenues to the North, Northern Blvd. and Crocheron Avenue to the south, 170th Street to the east and 155th St. to the west.



Initially, this area was developed by the Rickert-Finley Realty Company, a major real estate development firm shortly after 1900. Prior to its development as a residential area, the land north of Northern Boulevard, formerly known as Broadway, was the site of several farms.

Homes in this neighborhood reflect many classic American styles on large properties. In order to preserve the park-like character of the neighborhood, the developer placed restrictive covenants on the properties that ban front yard fences, front-yard garages and flat roofs among other restrictions. In 1964, the Broadway-Flushing Homeowners Association was incorporated in New York State as a Not-For-Profit Corporation. This association of homeowners remains actively involved in the affairs of this community and has regular meetings between homeowners, business owners and government officials. The association continues to enforce the Rickert-Finley restrictive covenants.

In large measure, the area is an excellent example of the early 20th Century development of suburban lifestyles within an urban setting. As this neighborhood enters its second century, a number of original Rickert-Finley homes have been sold and redeveloped to reflect modern residential requirements. Despite these changes, the neighborhood maintains a stately, suburban character.


  • Bowne Park, a popular 11-acre (45,000 m2) park, features a pond and is located within the boundaries of Broadway-Flushing. The park is located on what was formerly the site of the summer residence of New York City Mayor Walter Bowne (1828-1832).


Public Transportation

The Broadway Station of the Long Island Rail Road Port Washington Branch is within walking distance from most homes in this neighborhood. The railroad provides a direct rail link from Broadway-Flushing to Pennsylvania Station in Manhattan in 22 minutes. In 2009, after several years of construction, a complete renovation of the LIRR Broadway Station was concluded.



Considered one of the finest residential neighborhoods in New York City, Broadway-Flushing was designated a Historic District by the New York State Historic Preservation Office on March 18, 2006. The neighborhood was also designated a Historic District by the United States Department of the Interior and was listed on the National Register of Historic Places on May 12, 2006.

For decades, a large portion of this neighhborhood enjoyed an R1-R2 and R-2 zoning designation from the City of New York that was typical of residential areas with many single family homes. The R1-R2 designation required minimum lot sizes of 40' by 100'.

In 2005, in an effort to promote lower density development in this area, the New York City Council expanded the size of the R1-R2 zone in Broadway-Flushing and approved a change in the minimum lot size requirement in this area changing it from 40 ft by 100 ftto 60 ftby 100 ft for all new construction.

In 2009, the NYC Council again revised the zoning for North Flushing and approved a proposal from the NYC Department of City Planning to replace the existing R1-R2 zoning designation to a new, lower density zoning designation named R1-R2A and R2A for most of the area. However, this new zoning designation was coupled with a decision from the NYC Landmarks Preservation Commission to deny an application by the Broadway-Flushing Homeowners Association to designate Broadway-Flushing as an Historic District. The decision to deny this application for designation as an Historic District was received with widespread disappointment within Broadway-Flushing among homeowners.
