Campground and RV park brokering Campgrounds and
RV parks are part of a niche market for business brokers. A handful
of brokers have specialized in this field for several decades and
some of those brokers that pioneered the specialization in the
field still compete in the American marketplace. Campground and RV
park brokering is generally more complex that traditional housing
real estate brokering. Resort properties often include real estate
in the value of a property but the established business being run
on the land defines the actual value of the
property.
Marketing issues: Traditional
marketing in publications has given way like most other forms of
real estate to internet based marketing. Starting in the late
1990's a handful of real estate companies started marketing parks
on the internet. In 2007, a simple internet search for campgrounds
for sale reveals several dozen Web sites that offer campgrounds and
RV parks for sale with information and photography to assist in the
marketing of those businesses. Today both buyers and sellers have a
choice of online brokers to choose from when seeking to purchase a
campground business.
Broker versus "For sale by owner"
issues Not unlike traditional housing real estate,
campground sellers have the choice to sell the property themselves
or to sign a listing agreement with a real estate broker. Those
that choose "For sale by owner" or "FSBO" can list their properties
on FSBO websites such as www.RVparkstore.com or
www.RVparkforsale.com. These sites compete with each other and
other FSBO sites to achieve high Web site visibility and thus offer
sellers access to a wide range of potential buyers. Sellers on FSBO
sites are able to get in touch with potential buyers and must
qualify a particular buyer and set up a showing of the property.
Eventually they reach an agreement and settle on a selling price. A
closing follows where the property and funds are legally
transferred between the parties. Online park brokers or park
marketers such as www.parksandplace.com represent neither buyer nor
seller but facilitate in the marketing, negotiating, and closing of
campgrounds and RV parks for sale. Brokers charge a commision for
their service that is a percentage of the sale.
The
campground and RV park industry There are many
organizations that cater to the RV and campground industries. The
National Association of RV Parks and Campgrounds (ARVC) provides
public relations and promotional services for campground owners.
ARVC also provides advocacy representation on an array of issues in
state and national policy circles. ARVC is a national association
representing the interests of commercial RV Parks and Campgrounds
in the United States. The RV manufacturers of America also provide
advocacy for campground and RV park owners as well as
infrastructure and ecological issues related to RV operation.
